Rent & laundry facilities?

Rickey Vrieze: If I was renting an apartment I would prefer to have my own laundry machine,People are just coping financially. I would not want the rent to be upped at any cost.You would have to be careful and work out a scheme that would suit everyone that would be using the laundromat.In theory this is a good idea.Well worth considering by other renters.

Davis Zou: Renters usually won't pay more for access to an on-site laundry. You should assume the rent you are receiving now is what you will collect in the future. Adding a coin-op laundry for two units will likely take 2-3 years to pay for itsel! f. If you can find a used coin-op machine you might get a quicker payback but you also have to factor in the increase in utilities. Zora Mazzie: The answers here are irrelevant. Pricing depends on what your competitors are doing in your neighborhood and city. Research craigslist, "shop" your competitors, and schedule viewings to see what your competitors are able to charge for no-laundry, shared-laundry, or in-apt laundry. NO LAUNDRY: Only works if a laundromat is within walking distance and is a common practice in your area. (Obviously the current owner somehow rented out the units). SHARED LAUNDRY: Buy coin-operated machines to help cover your costs. Don't rent coin-operated machines. IN-APT LAUNDRY: Instead of giving up space in your unit, the build costs may be just as competitive to install ho! ok-ups inside the apts.
